One of the most important things to remember when planning for repairs to a parking structure is that most often, the garage must remain in service throughout the restoration project. We normally repair parking structures in six to eight phases to allow for use while work is being done. Each new area that is worked on has to be “captured” so as to allow cars to leave while preventing new cars from coming into that area. The services we generally perform on parking structures are concrete repairs, expansion joint replacement, traffic bearing coatings, vertical architectural coatings, installing additional drains, making electrical improvements, implementing new traffic flow layouts, installing new signage, adding aluminum coping & railing repairs, and gate installations.

National Concrete Preservation takes pride in our post tensioning division: “7 Strands.” 7 Strands has led the industry in repairing over 1 million linear feet of cable replacement. High-rise projects can encompass everything from condominiums to office buildings and industrial structures. One of the biggest challenges to any high-rise repair project is securing access to work areas. Swing stages are generally the best option, as they allow you to concentrate access only on the areas that need repair. However, this type of rigging might not be feasible or efficient on some types of structures. In which case, scaffolding or mast climbing work platforms are erected over the entire structure to access work areas. The planning and sequencing of the work also is a major factor as projects often have 10 to 20 different work tasks being performed at one time requiring careful planning and execution. The scope of work varies but can include tasks such as shoring, caulking, waterproofing, grinding, chipping, blasting, forming, and pouring occurring simultaneously.
Due to the constant exposure to the environment, the integrity of the original foundation as well as water runoff from weather and the pools themselves, pool deck restoration projects often include spall repairs, deck replacements, slab repair and planter waterproofing. When the repair work deals with swimming pools, the more common repairs are waterproofing/resurfacing of the pool, applying water-proof membranes and carbon fiber injection for columns that are located both above and below the water line.
